Terms of supply
The terms on which Lead Magnet Group Ltd supplies leads to businesses. They apply to every account, rule and lead.
Last updated: 30 September 2026
These terms are a contract between Lead Magnet Group Ltd (“we”, “us”), registered in England and Wales with company number 17435391, registered office 20 Wenlock Road, London N1 7GU, and the business that opens an account with us (“you”). By opening an account, setting a rule, or accepting a lead you agree to them. They are business-to-business terms: our service is not available to consumers.
1. Definitions
- Lead: an enquiry from a homeowner, tenant or business who has asked, on a website we operate or that is operated for us, to be contacted about work of a particular kind in a particular area, together with the details they gave.
- Vertical: the kind of work a lead concerns, such as solar panels and batteries, boilers and heat pumps, insulation, windows and doors, or EV chargers.
- Rule: the instructions you set in the portal that say which verticals and postcodes you want, how many leads, at what price, and how they should be delivered.
- Exclusive lead: a lead sold to you alone. Every lead we sell is exclusive: we do not sell the same lead to more than one business.
- Portal: the online account at crm.leadmagnetgroup.co.uk where you manage rules, leads, returns and invoices.
- Return window: the period, shown on your account, in which you can return a lead. It is seven days from delivery unless we agree otherwise in writing.
2. Your account
- We open accounts for businesses we have vetted. You must give us accurate company details and keep them up to date, including your billing address and, where you have one, your VAT number.
- You are responsible for everything done through your portal logins. Keep passwords private, give each member of staff their own login, and tell us at once if you think a login has been compromised.
- We may suspend an account that is unpaid, that breaches these terms, or that is used in a way that damages the people making enquiries or our reputation with them.
3. Ordering leads
- You order leads by setting rules. A rule states the vertical, the postcode areas or districts you cover, the price you will pay, and any daily, weekly or monthly cap. You can pause, change or delete a rule at any time; the change applies to leads not yet delivered.
- We send you a lead when it matches an active rule of yours and falls within your caps. Where more than one business could take a lead, our system chooses one on price, quality history and fairness. We do not guarantee any volume of leads.
- A lead is sold when it is delivered to the endpoint set in your rule, whether a webhook, an email, or the portal. Delivery times are shown on the portal.
4. What a lead is, and is not
- Each lead is an enquiry made by a real person on a form of ours, with a recorded consent to be contacted by a business of your kind. We check every lead automatically before sale: that the phone number is a valid UK number, the email address accepts mail, the postcode exists, and the enquiry is not a duplicate of one we sold in the previous 30 days.
- A lead is an introduction. It is not a confirmed appointment, a guaranteed sale, a survey booking or a promise that the person will answer the phone. Conversion depends on how quickly and how well you follow up.
- The answers a person gives about their property, budget or timeframe are their own words. We do not verify them and they are not warranties by us.
- Where a form asks about eligibility for a grant or scheme, the result shown to the person is indicative only. You are responsible for confirming eligibility before offering anything that depends on it.
5. Prices and payment
- Prices are per lead, as set in your rules, in pounds sterling, and exclude VAT. We will add VAT at the prevailing rate from the date we are VAT registered, and our VAT number will then appear on every invoice.
- We invoice monthly in arrears for the leads delivered in the month, net of any credits for accepted returns. Invoices are due 14 days from the invoice date, by bank transfer quoting the invoice number.
- If an invoice is not paid when due we may charge interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998, and we may pause delivery until the account is settled.
- We may change prices with notice through the portal. A change applies to leads delivered after the date it takes effect, never to leads already delivered.
6. Returns
- You may return a lead within the return window if the phone number and email address are both unreachable after reasonable attempts; the person says they never made the enquiry; the property is outside the area or the work is outside the vertical in your rule; the lead is a duplicate of one you already received from us; or the person is not the owner or decision-maker for the work and said so.
- You may not return a lead because the person changed their mind, chose another quote, has not yet answered, was contacted late, or gave answers you did not like. The return window does not restart if you contact the person late.
- Every return must be requested with a reason, through the portal, the link in the lead email, or by phone. We review each one, may call the person to check, and tell you the outcome. An accepted return is credited against your next invoice. We do not make cash refunds.
- If a large share of your returns are refused, or your return rate is far above other buyers in the same vertical, we may reduce the return window on your account or stop supplying you, after telling you why.
7. How you must treat the people who enquire
Every person whose details we send you has trusted us with them. These obligations are the heart of the contract.
- Contact them only about the enquiry they made, in the way they agreed to. Do not add them to marketing lists, newsletters or remarketing audiences.
- Comply with the UK GDPR, the Data Protection Act 2018 and the Privacy and Electronic Communications Regulations 2003 in every call, message and email, including the rules on the Telephone Preference Service, on identifying yourself, and on withdrawing consent. A person’s consent to be contacted about their enquiry is not consent to be marketed to afterwards.
- Do not sell, rent, share or pass on a lead to anyone else, including a subcontractor or partner, without our written agreement.
- If a person asks you to stop contacting them, stop at once and tell us. If a person complains about how they were contacted, tell us within two working days.
- Keep the details secure, restrict them to the staff who need them, and delete them when you no longer need them for the enquiry, and in any case within 24 months.
- Never misrepresent who you are, where the lead came from, or the price or grant a person may be entitled to.
We may ask for evidence of how you handle leads, and we may stop supplying you if we believe these obligations have been broken.
8. Data protection between us
- For the personal data in a lead, we and you are each a separate controller. We are the controller until the lead is delivered; you are the controller of your copy from then on. Neither of us processes it on the other’s behalf.
- We will supply, on request, the consent record for any lead we have sold you: the wording the person saw, the form version, and the date and time they agreed.
- Each of us will help the other respond to a person exercising their rights, and will tell the other within 48 hours of becoming aware of a personal data breach involving leads.
- Details of how we use personal data are in our privacy policy. You must have your own privacy notice that covers what you do with leads and that names us as the source.
9. Delivery integrations
- If you receive leads by webhook or into your own CRM, you are responsible for the endpoint being available and secure. A lead sent to the endpoint you configured is delivered, even if your system later rejects or loses it. Failed deliveries are retried and shown in the portal.
- Keep any API keys or secrets we give you confidential, and rotate them if you think they are exposed.
10. Intellectual property and confidentiality
- Our website, portal, forms, scoring methods and the content of our lead generation websites belong to us. You may use the portal only to manage your account.
- Prices, volumes and the performance figures we share with you are confidential. Do not disclose them except to your own staff and advisers, or where the law requires.
11. Our liability
- Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law.
- Our total liability to you under or in connection with these terms in any twelve-month period is limited to the amount you paid us for leads in that period.
- We are not liable for loss of profit, loss of business, or any indirect or consequential loss, and we are not liable for what a person who made an enquiry does or does not do.
- Our only obligation for a lead that does not meet section 4 is to credit it as a return under section 6.
12. Ending the agreement
- You may close your account at any time by telling us. We may close it on 14 days’ notice, or immediately if you breach sections 5 or 7.
- Closing the account does not affect leads already delivered, invoices already raised, or the obligations in sections 7, 8, 10 and 11, which continue.
13. General
- We may update these terms. We will tell you through the portal or by email at least 14 days before a change takes effect, and continuing to receive leads after that date is acceptance. A change never applies to leads delivered before it.
- Neither of us is liable for delay caused by events outside our reasonable control.
- These terms are the whole agreement between us about the supply of leads. Nobody else has rights under them.
- These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
